What to Budget Beyond Rent

  • Deposits – usually 1 – 2 months of rent, are normal in Athens, and you may be asked for the first month in advance at contract signing. Keep copies of every receipt and confirm the return conditions in the lease.
  • Building common charges (koinochrista) – cover shared utilities and services, for example cleaning, elevator maintenance, common area electricity, and sometimes heating. Ask for typical monthly koinochrista before you agree.
  • Furnished corporate rentals price higher than standard long term leases. Always compare like with like, furnished versus unfurnished, and check whether appliances and internet are included.

How to Choose Quickly

Pick by door to door time and the routine you want. If the beach matters daily, Glyfada, Voula, Vouliagmeni, and Vari work with a budget to match. If you prefer a simple metro hop, Argyroupoli, Alimos, Agios Dimitrios, Ilioupoli, Dafni, and Neos Kosmos keep the ride short. If you want central access at student prices, look at Nea Smyrni, Palaio Faliro, and Kallithea.

Notes on Sharing

Shared apartments are common and cut costs. Two people splitting a 2BR will typically land in the middle of the dual living ranges above. Shared bedrooms can drop the per person cost further, but availability varies by listing and building rules. When you tour, check heating type, natural gas versus electric, window exposure, and noise at different times of day.

Important Note

When booking a private accommodation, it is important to consider the below:

  • Come to Greece early and take some time to view different properties to see what is available within your price range
  • You should not commit to any private accommodation without seeing it
  • Never pay any money to a landlord before you have exchanged contracts
  • Do not sign any contract until you are sure that you understand the terms and duration of the contract
  • Most landlords require a deposit. This is usually an equivalent amount to around 4-8 weeks rent. The deposit is refundable if you pay all bills and do not damage the property.
